Be an informed buyer.  Get to know the Islands - the neighborhoods, condominium complexes or developments you are thinking of buying into.  Biking or walking is a great way to get a better sensation of the property.

Know your budget.  Find out in advance what you can afford.

Know the mortgage process and get pre-approved.  To put yourself in the strongest position once you find the property of your dreams, sellers love to know that the offer is from someone who will not be turned down for financing.

Clarify and document your wants and needs.  A buyer who is clear about what they want and need usually is a much happier owner.  They know why they bought what they did and their expectations are met.

Know your timetable.  Many Island buyers are investors.  Associated with these transactions there may be deadlines and restrictions.  Do the homework up-front.
