Third Quarter Sanibel-Captiva Real Estate Sales - 2014 vs. 2015

January - September 2014 compared with January - September 2015

It's time to compare our same-time sales over the years to see how the Sanibel real estate market is doing. As you can see in the stats below, over the same 9-month period, most catagories show a marked improvement from last year. The exception are Captiva home sales, which are down, but the average selling price is up. 

On Sanibel we currently (10/19/2015) have 105 home listings with prices ranging from $379,000 to $4,895,000. We have 88 Sanibel condo listings ranging from $225,000 to $2,695,000. On Captiva Island we currently have 37 home listings ranging from $889,000 to $9,900,000, and 37 Captiva condo listings from $244,000 to $2,700,000.

This is the lowest number of Sanibel homes for sale at this time of year I have seen in the 12 years of my being an island Realtor! As you might expect, there has been some price pressure due to this reduced inventory.  

With our "season" right around the corner, we are expecting a busy real estate year! The economy is doing much better and our local rental offices are almost booked solid for the upcoming winter season. Today's weather up north is calling for freezing temps and snow! That's a great baramoter for how popular Sanibel and Captiva Islands will be!

Comparing 1st six months sales - 2014 vs. 2015

It's always interesting to check out same-time sales over the years to see how our market is doing. As you can see in the stats below, over the same 6-month period, most catagories show a marked improvement from last year. The exception are Captiva home sales, which are down, but the average selling price is up. Sanibel condo sales are also slightly down in numbers from last year.

On Sanibel we currently (7/18/2015) have 104 home listings with prices ranging from $450,000 to $4,895,000. We have 88 Sanibel condo listings ranging from $225,000 to $2,395,000. On Captiva Island we currently have (7/18/2015) 39 home listings ranging from $889,000 to $10,500,000, and 39 Captiva condo listings from $244,000 to $2,700,000.

This is the lowest number of Sanibel homes for sale at this time of year I have seen in the 12 years of my being an island Realtor! As you might expect, there has been some price pressure due to this reduced inventory.  
From January through June 30 there have been 159 houses that have been sold on Sanibel with prices ranging from $247,000 to $3,725,000.
Looking at these numbers it becomes clear that if the pace was consistent throughout the year that we have just under a four month supply of houses for sale.That is quite amazing. The reality is that this is our low time for inventory and we will begin to add listings in October/November.
Captiva Island also has the lowest number of condos for sale at this time of year that I have seen.

We are halfway through the year and it's always fun to see how our sales stand up against the previous year. We just finished celebrating the 4th of July with hot dogs, burgers, and a great firework display over the water, so now it's time to settle in to work for the summer. 

Traffic is much lighter than in our winter "season" but it looks like we are set for a fairly busy summer. People are looking at real estate and putting in offers, so it looks like we will continue our busy year!
