Native vs. Non-Native Sanibel Island & Captiva Island Vegetation

I want to tell you about this great new website I found! Have you ever wanted a fast and easy way to determine which island plants are native and which are not? If you are building on the island, or are currently a home owner, this is a fun way to lean about our local plant life. As you probably know, Sanibel Island has strict codes as far as removing "exotic vegetation," and if you plan to build on the island you need to be aware of what you need to remove and replace.

This website allows you to plug in your zip code and it will pull up a list of local plants, along with their common name and its scientific name. I mean how many of us have wondered what plant "Heterotheca subaxillaris" is? Or maybe most of us will just stick with the common name (Camphorweed). Gearing up for a busy season!

It's always fun to prepare for our upcoming busy season! Vacation rental companies are reporting near full occupancy over the winter season. I think the massive snows up north last year contribute to the need to visit Sanibel and Captiva Islands.

We will most likely have a full inventory by season, but currently we have fewer listings than usual. Sanibel Island has 96 homes listed, from a 3/2 for $450,000 to a 5/5 for $4,895,000. Condo listings on Sanibel are also down, we have 74 condos listed from a 1/1 for $225,000 to a Gulf Front 3/3 $2,295,000.

We are also seeing an uptick in lot sales and home construction. With new insurance flood regulations, sometimes it makes sense to build exactly the type of home you want. On Sanibel we have 65 vacant lots listed from a property near Bowman's Beach for $179,900, to a Gulf Front lot on West Gulf Drive for $2,895,000.

Comparing 1st six months sales - 2014 vs. 2015

January - June 2014 compared with January - June 2015

It's always interesting to check out same-time sales over the years to see how our market is doing. As you can see in the stats below, over the same 6-month period, most catagories show a marked improvement from last year. The exception are Captiva home sales, which are down, but the average selling price is up. Sanibel condo sales are also slightly down in numbers from last year.

On Sanibel we currently (7/18/2015) have 104 home listings with prices ranging from $450,000 to $4,895,000. We have 88 Sanibel condo listings ranging from $225,000 to $2,395,000. On Captiva Island we currently have (7/18/2015) 39 home listings ranging from $889,000 to $10,500,000, and 39 Captiva condo listings from $244,000 to $2,700,000.

This is the lowest number of Sanibel homes for sale at this time of year I have seen in the 12 years of my being an island Realtor! As you might expect, there has been some price pressure due to this reduced inventory.  
From January through June 30 there have been 159 houses that have been sold on Sanibel with prices ranging from $247,000 to $3,725,000.
Looking at these numbers it becomes clear that if the pace was consistent throughout the year that we have just under a four month supply of houses for sale.That is quite amazing. The reality is that this is our low time for inventory and we will begin to add listings in October/November.
Captiva Island also has the lowest number of condos for sale at this time of year that I have seen.
